As the first internationally-themed lifestyle center in the United States, The Globe will serve as the premier retail and
entertainment destination in the Bay Area.  It will not only attract visitors and acclaim regionally but also from across the nation
and around the world!

Concept
To create an environment that is inclusive of the different cultures of the world and to express them through the design of the
architecture as well as the types of products and services offered.   The Globe will showcase and represent the major cultures
that comprise the San Francisco Bay Area.  In doing so, the center will convey a clear message: unity through diversity.  
The
Globe
will be a destination that contains the essence of cultures while at the same time be inviting to anyone of any culture.

Description
Located in Fremont, California, the site area covers 47.24 acres or over 2 million square feet with over 700,000 square feet of
gross leasable area (GLA) planned.  Construction will be phased over a period of about two years with phase 1 scheduled to be
completed by Winter 2007.

Retail Opportunity
The Globe's primary trade area will be a regional one and have a radius of 15 miles, which includes the following cities:
Fremont, Netwark, Union City, Hayward, Milpitas, San Jose, Sunnyvale, Cupertino, Los Altos and Palo Alto.  

There is a tremendous retail opportunity in Fremont and the South Bay as a whole.  As the fourth largest city in the Bay Area with
a population of over 210,000 after San Jose, San Francisco and Oakland, Fremont presents itself as an ideal location for

.  A recent study assesses that Fremont presents itself as an ideal location for The Globe.  A recent study assessing the
Fremont retail market (Fremont Retail Market Assessment & Downtown Retail Strategy Study, 2003) finds a significant retail
sales outflow from Fremont to better shopping facilities in other surrounding municipalities.  The study found Fremont
generates a retail expenditure potential(i.e. demand) of approximately $2.5 billion per year.  Of this amount, approximately
$1.1 billion per year flows out of Fremont to other areas such as San Jose, Palo Alto, Oakland and San Francisco.

Given the remarkabe retail opportunity and need in the region, The Globe will target the middle to upper income echelons as its
primary target market.  Various activities and programming will take place throughout the day so as to accommodate the
multiple layers of patrons at different times.  For example, weekday lunch and evening times will cater to the working and young
professionals, weekend days will be family oriented and weekend evenings a social haven for young professionals and
couples.

The Tenant composition will also be vital to the life of the center.  Great attention is being made to ensure a tenant mix that is
